5 Things to Check Before Buying

The high-intent buyer’s checklist — what every serious Wardha buyer must verify before writing a cheque

Introduction: Due Diligence Is Not Optional

The Wardha real estate market is at an early stage of formalisation. Unlike Nagpur or Pune, where buyers have access to independent advisory firms, standardised conveyancing processes, and an established track record of RERA compliance, Wardha buyers are navigating a market that has had limited exposure to organised, large-scale residential development.

This makes due diligence more important here than in a mature market — not less. The five checks in this guide are not bureaucratic formalities. They are the difference between a purchase that compounds in value and one that creates years of stress. Every item on this list can be completed before you pay any booking amount. A developer who objects to any of these checks before you pay is a developer to approach with extreme caution.

Check 1 — RERA Verification: The Foundation of Everything

What RERA Means for You

Maharashtra RERA (MahaRERA) registration legally transforms a property purchase from a private agreement (in which the buyer has almost no legal standing) into a regulated transaction (in which the buyer has significant legal protection). Specifically, RERA requires the developer to: maintain all buyer funds in a dedicated escrow account; deliver per registered specifications; adhere to the registered possession date or pay compensation; publish quarterly construction progress updates; and not change approved plans without buyer consent.

A project without RERA registration has none of these obligations. The developer can delay indefinitely, change specifications, and retain your money — with your only recourse being civil litigation, which takes years. In Wardha, never pay any amount to any developer without verifying RERA registration first.

How to Verify — Step by Step

  1. Open your phone or computer browser and go to: maharera.maharashtra.gov.in
  2. On the homepage, click ‘Registered Projects’ or ‘Search Projects’.
  3. Select ‘District: Wardha’ from the dropdown. Or type the RERA registration number directly if you have it.
  4. For Keystone Elevate, enter any of the four RERA numbers: P50400079611, P50400079284, P50400079468, P50400077624 or PR1340002600042.
  5. The project listing shows: developer name, approved land area, approved number of units, registered possession date, and any compliance notices. Read all of this carefully.
  6. Cross-check: the developer name on MahaRERA should match the developer name on all marketing materials and the Builder-Buyer Agreement you will eventually sign.
  7. Note the registered possession date. This is the legally binding delivery date under RERA. Delays beyond this date entitle you to compensation.

Check 2 — Developer Track Record: Trust Is Earned

What to Look For

Every developer will tell you they are trustworthy. Your job is to verify this claim independently. The most reliable evidence of a developer’s trustworthiness is their track record: did they deliver their previous projects on time, at the specifications promised, and to buyers who are willing to recommend them?

How to Verify — Step by Step
  1. Ask the developer for a list of all previously delivered projects — names, locations, and possession dates.
  2.   3. Request to speak with a resident from a completed project. For Keystone Communities, ask for an introduction to a resident from Time Tower or Time Residency in Gurgaon. A developer who refuses this request is a red flag.
  4. Search the developer’s name on Google News and YouTube. Look for: any fraud cases, consumer complaints, newspaper reports of delays, or negative press. Also look for: awards, positive coverage, and verified testimonials.
  5. Check MahaRERA for any compliance notices, show-cause notices, or registration cancellations against the developer. A clean record is not a guarantee — but a negative record is a definitive warning.

Check 3 — Construction Quality: See Before You Believe

Why a Site Visit Matters

Marketing renders and brochures show finished apartments. The site visit shows you the reality of how the building is being constructed — and construction quality is invisible at possession and revealing only a decade later. Make at least two site visits: one scheduled (to meet the team and see the Experience Centre) and one unannounced (to see the daily working environment on the construction site).

What to Look for on Your Site Visit

  1. Aluminium shuttering: This is a marker of professional, precise construction. Timber shuttering produces less precise concrete and is the norm in contractor-built homes. Aluminium shuttering, which Keystone Elevate uses (a first in Wardha), indicates a commitment to construction quality above market standard.
  2. Quality of concrete: Look at poured and stripped concrete surfaces. Clean, uniform concrete without visible honeycombing or patching is a positive indicator. Rough, patchy, or heavily repaired concrete is a warning sign.
  3. Plumbing and electrical rough-in work: Ask to see the electrical conduit and plumbing rough-in work. ISI-marked electrical conduits and BIS-certified plumbing pipes indicate quality material procurement. Ask the site engineer to confirm material specifications.
  4. Safety on site: A well-run construction site has proper scaffolding, workers with safety equipment, and clear safety protocols. A site where workers operate without safety gear is a site without the discipline needed to build quality.
  5. Show apartment or unit display: If a show apartment exists, inspect every fitting — flush quality, tap operation, door smoothness, floor tile alignment, paint finish. These details reveal the actual specification standard.

Check 4 — The Complete Cost: All-In, Not Base Price

Why the Base Price Is Misleading

The price quoted in advertising is almost never the amount you will pay to move in. The all-in cost includes the apartment base price, stamp duty, registration charges, maintenance deposit, one-time charges, car parking (if not included), and any additional fittings or modifications.

How to Get the True Cost — Step by Step
  1. Request the full cost sheet in writing from the sales team. A professional developer will provide this without hesitation. A developer who only shares ‘indicative pricing’ verbally is not ready for a serious buyer.
  2. Check: Is car parking included? How many bays? For Keystone Elevate: 3 BHK includes 1 covered car bay + 2 bike bays; 4 BHK includes 2 covered car bays + 2–3 bike bays.
  3. Check: Is modular kitchen included? Are ACs included? For Keystone Elevate: both are included as standard. In most projects, these are additional costs of ₹4–12 lakh.
  4. Add stamp duty: 5% of agreement value for women buyers, 6% for men in Maharashtra. Plus registration: ~₹30,000. This is a significant amount — do not be caught short.
  5. Ask about maintenance deposit and monthly maintenance charges. Request the expected per-sq-ft monthly charge and what it covers.
  6. Calculate the total: base price + stamp duty + registration + any optional upgrades + maintenance deposit = your true investment.

Check 5 — Community and Post-Possession Plan

Why Post-Possession Matters

Many buyers focus entirely on the pre-possession phase — the developer’s promises, the construction progress, the legal checks. The post-possession experience — how the community is managed, how the amenities are maintained, how facility issues are handled — determines whether you will be glad you bought or regret it for decades.

What to Ask — Step by Step
  1. Ask: Who will manage the project after possession? Is a professional facility management company already identified? Ask for their name and track record.
  2. Ask: What is the expected monthly maintenance charge per square foot? Get this in writing if possible. Unexpected maintenance charges are a common source of post-possession dissatisfaction.
  3. Ask: How will the RWA (Residents Welfare Association) be formed? Under Maharashtra law, buyers have the right to form an RWA. What is the developer’s plan and timeline for this?

A: The answer should match what is on the MahaRERA project listing exactly. Any discrepancy is a red flag.

Q: Can I see the current construction progress on the actual floors — not just the show apartment?

A: A confident developer will take you to the live construction floors. One who only shows the show apartment may be hiding something.

Q: What is the registered possession date on MahaRERA, and what is your track record on the last project?

A: For Keystone Elevate: possession dates are registered and verifiable. Developer’s Gurgaon projects were delivered on time.

Q: What specific specifications distinguish your project from a standard contractor-built home in Wardha?

A: Listen for: aluminium shuttering, specific brand names for fittings (Kohler, Grohe), GEM certification, energy-efficient glass, electronic locks.

Q: Can I have the full cost sheet in writing today, with all charges including stamp duty and maintenance deposit?

A: This is a reasonable request. A professional developer will say yes immediately.
