The DLF Phase VI belt (Sectors 76–80 on Southern Peripheral Road) is Gurgaon’s most active luxury real estate zone in 2026. Multiple projects are under construction or recently launched. Buyers who do thorough due diligence before booking protect themselves from the two biggest risks in this market: developer delays and overpromised specifications.
The single most important thing you will do before booking any under-construction apartment in Gurgaon is verify the project’s RERA registration on haryanarera.gov.in. This takes 3 minutes and is non-negotiable.

HOW TO VERIFY: Go to haryanarera.gov.in. Click ‘Search Projects’. Enter the project name or RERA number. The listing shows the registration date, developer name, unit count, approved completion date, and compliance history. If a project is not on this list — do not book, regardless of what the sales team tells you.

In the luxury Gurgaon market, the gap between the advertised base price and the true all-in cost can be ₹50–80 lakh on a ₹4 Cr apartment. Ask every developer these specific questions before signing:

Every buyer focuses on the total amenity space in the brochure — 50,000 sq ft clubhouse, Olympic-size pool. Almost no buyer divides that by the number of apartments to calculate what they actually get per family. This number tells you more about your daily experience than any architectural render.
Formula: Total club/amenity area ÷ Total number of homes = Amenity space per household

Also ask for the units-per-acre figure: total units ÷ total land area. In Sector 76–80, this ranges from 44 (Keystone Seasons — lowest) to 63+ (DLF Privana) to 80–100 (typical townships). The lower the number, the more open space, quieter common areas, and more generous spacing between towers.
In 2026, ‘green’, ‘eco-friendly’, ‘wellness’, and ‘sustainable’ have become standard marketing language in Gurgaon luxury real estate. Almost every brochure uses these words. Very few projects have independently verified certifications.
The standard to look for: IGBC Gold (Indian Green Building Council Gold). This is awarded by an independent body after a rigorous audit — it cannot be self-issued. Ask for the IGBC certificate number and verify at igbc.in.
For indoor air quality claims specifically: ask whether the system is per-apartment or shared building-level. A shared system is significantly less effective — it cannot maintain individual apartment AQI below 50 when different apartments have different usage patterns and infiltration rates. A per-apartment system (like Yoga Air at Keystone Seasons) treats each apartment’s air independently.
As of May 2026: Keystone Seasons is the only luxury project in Sectors 76–80 with IGBC Gold certification AND a per-apartment indoor air treatment system maintaining AQI below 50. This is verifiable — ask for the IGBC certificate and ask to see the AQI monitor live at the Experience Centre.
For under-construction projects, construction evidence is the most important risk-management check you can do. This has changed significantly since RERA — developers who publish monthly, dated, photograph-based construction updates are making themselves accountable in a way that protects buyers.
